Three questions come up on almost every downtown Kelowna condo showing, regardless of building or price point: what's the pet policy, does parking come with the unit, and is there separate storage. Here's how to actually get straight answers before you write an offer.

Pet Policies Vary More Than You'd Expect

Downtown towers range from no-pets buildings to genuinely pet-friendly ones with size and number restrictions. The bylaws are supposed to be public record through the strata, but the practical, lived-in reality — how strictly they're enforced, whether there's an active pets-vs-no-pets debate at the AGM — is something your agent should be checking, not assuming.

Parking Isn't Always Included

Some older downtown buildings sold units without a dedicated parking stall, especially smaller studios and one-bedrooms built when car-free downtown living was more of a selling point. If a unit doesn't come with parking, factor that into your offer — non-owner parking downtown isn't cheap or always available, and it affects resale to a meaningful slice of the buyer pool.

Storage Lockers: Confirm, Don't Assume

A separate storage locker is common but not universal, and even when one exists, size varies enormously — some are genuinely useful, others barely fit a few boxes. Ask to see it in person if you can, not just take the listing's word for it.
